Why hire a Realtor to sell your home?

Real Estate transactions involve one of the biggest investments most people experience in their lifetime. Transactions today usually exceed $500,000. If you had a $500,000 income tax problem, would you deal with it without the help of a CPA? If you had a $500,000 legal question, would you deal with it without the help of an attorney?

  • Over half of those who try to sell their property themselves do not sell it, or sell at less than current market value. Many buyers believe that if you are selling on your own and not paying a brokerage fee, it is they (the buyers) who should get the savings--not you.   • Do you fully understand the necessary steps required to sell a home?   Many FSBO homes sales have been lost because of incomplete paperwork, lack of inspections, inadequate contracts, etc.

  • Can you tell a looker from a buyer? How will you know they are pre-approved for a loan? Are you able to qualify a buyer based on his/her income? What about the down payment? Is it sufficient?   • How will you determine the asking price?  I will provide a current market value of your home, through a detailed Comparative Market Analysis, and professional knowledge. Without this vital information, you could lose money if your home is priced too low. If you are unrealistically high in your price, your home will not sell, and may become "stale" on the market. You'll end up losing money. Most sales activity occurs within the first two - three weeks of a home going on the market, so you want your home listed at a realistic price.
  • Buyers are often intimidated by an owner showing them through their home. They do not want to invade your privacy or criticize your home and offend you.
